Commercial real estate prices increased

Commercial real estate prices rose by 7.3% in the fourth quarter of 2024. The real increase in the index was recorded at 6.2%. The Central Bank of the Republic of Turkey (CBRT) released the Commercial Real Estate Price Index (TGFE) data for the fourth quarter of this year. TGFE increased by 7.3% in the fourth quarter of 2024 compared to the previous quarter, with a nominal annual increase of 37.6%, while experiencing a 6.2% decrease in real terms annually. Nationwide, the Store Price Index increased by 7.7% in the fourth quarter compared to the previous quarter, registering a nominal increase of 38.4% from the same period a year ago, yet declining by 5.6% in real terms. The Office Price Index, which increased by 5% in the mentioned quarter compared to the previous quarter, rose by 33.6% nominally from the same quarter of the previous year but showed a decrement of 8.9% in real terms. Looking at the TGFE changes for the three major cities, in the fourth quarter of 2024, compared to the previous quarter, the index in Istanbul, Ankara, and Izmir increased by 6.3%, 4.5%, and 7.6%, respectively. The index values in Istanbul, Ankara, and Izmir increased by 28.4%, 41.7%, and 37.2%, respectively, compared to the same quarter of the previous year.
