Maintenance Fees Surge in Istanbul: Can Reach Up to 65,000 Liras

The steep increase in site and apartment maintenance fees is negatively impacting homeowners and tenants. In some areas, fees can reach as high as 65,000 liras, leading many individuals to consider moving due to these amounts. In Istanbul, maintenance fees can vary from 1,100 liras to 65,000 liras. The rise in maintenance fees has become substantial enough to push individuals to relocate. While the average increase in maintenance fees in Istanbul is 50%, in certain areas, this rate has escalated to 100%. The President of the Consumer Confederation, Lawyer Ibrahim Gullu, stated that the average maintenance fee in Istanbul is approximately 2,400 liras, with average rates in districts like Besiktas at 5,750 liras, Sisli at 4,800 liras, Kadikoy at 4,400 liras, Catalca at 1,100 liras, and around 1,250 liras in areas like Silivri, Sultangazi, and Arnavutkoy. In certain parts of districts like Beykoz and Besiktas, especially in estates consisting of villas, maintenance fees can reach up to 65,000 liras. In the past, only rent or selling prices of properties were considered, but now, maintenance fees have become a significant factor. Some property owners take advantage of unpaid maintenance fees as an opportunity to evict tenants. Gullu also advised homeowners or tenants on how to defend against high maintenance fee increases, stating, “They should express their objections in writing during meetings and include dissenting remarks in the meeting records.”
