Real Decrease in Housing Prices Continues

Housing prices experienced the fastest increase in 16 months in January, with a 4.7% rise. However, this increase fell behind January’s inflation rate. Housing prices saw a decrease of 7.2% in real terms compared to the previous year. In January, housing prices in Turkey rose by 4.7%, reaching a level of 165.9. This marked the fastest increase in housing prices in 16 months. Despite this increase, housing price growth remained below the 5.03% inflation rate. According to Central Bank data, the Housing Price Index (HPI) increased by 31.9% nominally in January compared to the same month of the previous year. However, it decreased by 7.2% in real terms. When looking at the three major cities, housing prices increased on a monthly basis by 3% in Istanbul, 5.7% in Izmir, and 4.9% in Ankara. Compared to the same month of the previous year, the index values in Istanbul, Ankara, and Izmir increased by 29.6%, 36.6%, and 29.6% respectively.
